Central safe location, new build or newly renovated with a secure outer door.

We ask for a minimum one-year commitment (subject to performance criteria on our side). Thereafter you can end the contract at any time on a 30-day notice (after departure of any in-house guests).

We currently have apartments in all the major cities in Switzerland, Paris, and Luxembourg. We also manage properties in a number of other European cities.

We advertise your property on our website and via our other sales channels. If we are permitted to accept short term bookings, we will also link availability to OTA’s (Online Travel Agency) such as Airbnb and Booking.com.

No – we maximise revenue by a proactive rate management model, and this does not work if we do not manage the property exclusively.

We will make payment within 10 days of the beginning of each month. You can track occupancy and payments in our online portal.

This will depend on your location and the type of property you own. We can advise you of this.

We do guest identification, rental checks and request a deposit for all direct bookings. We do not request deposits or rental checks from our corporate clients.

We have an online inventory system whereby the guest signs the inventory on his personal welcome to the apartment. If the breakage is minor (up to CHF120) we expense it to you (or take it from a pre-ordered stock). If it is above CHF120 we retain the deposit, and/or liaise with our client for a refund. We will renew any broken items before the arrival of the next client. We also insist that all clients have civil liability insurance to cover significant damage and we liaise with our insurance brokers and the client to ensure that estimates and approved, and the repairs effected. This is a part of our management obligation to you.

This will depend on the location and your apartment. You will need all the standard landlord insurances for the property (fire, water damage, etc.) including contents insurance if you have furnished the apartment.

We are an ambitious service oriented partner with an 8-year track record of deep corporate relationships and impressive revenue enhancement. We can share our track record with you if you are interested to know more.

We will set an occupancy and rate target in our agreement with you. If these are not met over a 3-month period, you have option to terminate the contract.

No – we can do the furnishing for you and/or adapt the furnishing you already have in place.
